Terms & Conditions
Welcome to Lakewood Cottage in South Haven, Michigan. By submitting a reservation request or staying at our property, you agree to comply with the following Terms & Conditions, Rental Agreement, House Rules, and Cancellation Policy.
1. Reservation & Approval Process
- Host Review: All bookings are request-based and must be reviewed and accepted by the host. We will review your request and respond within 24 hours.
- 48-Hour Hold: Upon approval of your booking request, we will hold your requested dates for 48 hours to allow you to complete identity verification and payment.
- Identity Verification: For guest safety and security, all approved guests must complete identity verification via Stripe Identity prior to payment.
- Payment: Once identity verification is successfully completed, a secure Stripe payment link will be sent to complete your reservation. Bookings are only finalized upon receipt of full payment.
2. Cancellation & Refund Policy
Refund Request Deadline:
Refunds may be requested up to three weeks (21 days) prior to the first date of the reservation. After that deadline, no refund will be remitted.
Note: Refunded amounts do not include non-refundable credit card processing fees.
3. House Rules & Rental Agreement
- No Smoking or Illegal Drugs: Smoking of any kind (tobacco, cannabis, vaping) is strictly prohibited inside the home and within 20 feet of the premises. Violation will incur a minimum $500 additional cleaning and deodorizing fee.
- No Parties or Events: Large gatherings, parties, and events are strictly prohibited. Violation will result in immediate eviction without refund and additional cleaning/damage fees.
- Guest Limits & Visitors: Only registered guests listed on the reservation are permitted to stay. Unregistered visitors or exceeding the maximum occupancy without host permission is prohibited.
- Quiet Hours: Designated quiet hours are strictly enforced between 10:00 PM and 7:00 AM out of respect for our neighbors.
- No Pets: Pets are not allowed on the property under any circumstances. Violation will incur additional cleaning and sanitation fees.
- No Firearms: For the safety of all guests and neighbors, firearms and weapons are strictly prohibited inside the property.
- Trash Disposal: Household trash and recycling must be bagged and placed in the designated bins next to the garage. (Trash valet service operates Mondays/Tuesdays).
- Commercial Use: No commercial photography, videography, or filming is permitted without prior written consent from the host.
- Security Cameras: Outdoor security cameras are active on the property (located on the garage, front and rear exterior of the house, and a doorbell camera on the garage) for safety and security purposes. No cameras are located inside private interior living areas.
4. Check-in & Check-out Procedures
- Check-In Time: 4:00 PM EST. Custom keyless deadbolt access codes are provided prior to arrival.
- Check-Out Time: 11:00 AM EST. Unapproved late check-outs may be subject to additional fees.
- Checkout Tasks: Guests are kindly asked to load and start the dishwasher, put used kitchen/bath towels in the tub, empty fridge/freezer items, place household trash in the outdoor bins next to the garage, and close/lock all windows and doors upon departure.
5. Local City Regulations
- Snow Control Parking (Nov 15 - Mar 15): City of South Haven ordinance prohibits motor vehicles from parking on city streets between 2:30 AM and 6:00 AM during winter months.
- Golf Cart Restrictions: Permitted on city streets only between March 15 and November 15 per municipal code.
